Foundation Drainage & French Drains in Round Rock, TX

Water is what makes Round Rock clay move. Roof runoff dumping at a corner, a yard that slopes toward the slab, beds that hold water against the grade beam: each one feeds the swelling and shrinking that cracks foundations. We fix the drainage so the soil under your house stays steadier.

Why Drainage Comes First

The clay under much of Round Rock takes in water fast when it's dry and cracked, and swells as it does. Uneven water around a house means uneven swelling and shrinking, and that's what bends a slab. Drainage problems we find over and over:

  • Downspouts at the corners. All the water from a roof section soaks in at one spot.
  • Negative grade. Yards, beds and patios that slope toward the house instead of away.
  • Low side yards. Narrow strips between houses where water from both roofs collects.
  • Sprinklers on the slab. Heads spraying the grade beam every morning keep one side wetter than the rest.

The Texas ASCE repair guidelines recommend the ground fall at least 5 percent away from the foundation for the first 10 feet where practical, and downspouts extended well past the foundation.

Choosing the Right Drainage Fix

Surface water or subsurface water?

Most problems are surface water: rain off the roof and yard that should be moving away from the house. Regrading, gutters and solid downspout lines handle that. A French drain is for water moving through the soil, such as runoff from an uphill neighbor or a side yard that stays soggy.

Keep roof water and drain water separate

The Texas ASCE guidelines recommend that downspouts and surface drains not connect into perforated subsurface pipe. Tying a downspout into a French drain dumps roof water right back into the soil next to the slab. We run them in separate lines.

Slope and outlet

A drain is only as good as its outlet. Subsurface drains should slope continuously, ideally around 2 percent and no less than 1, to a point where water can leave the property. On flat east-side lots, finding that fall takes planning.

Don't overcorrect

The goal is steady moisture, not dry soil. A slab surrounded by bone-dry clay can drop at the edges in a drought. In dry spells, keep up careful foundation watering on your allowed days.

The process

How a Drainage Project Works

Usually one to three days, depending on length and outlets.

Watch the water

We look at roof lines, downspouts, grade and where water stands after rain. Photos from a storm help.

Design and quote

You get a layout showing drains, outlets and regrading, with a written price.

Mark utilities

Texas811 marks buried lines at least two working days before we dig.

Build it

Trenches, pipe, gravel and fabric go in at the right slope, and beds are regraded.

Restore the yard

Sod, mulch and rock go back, and we test the system with a hose.

Drainage and Foundation Watering in Round Rock

Drainage and watering are two halves of the same goal: keeping the clay under your slab at a steady moisture through wet and dry years.

  • In wet seasons, drainage carries excess water away so the edge of the slab doesn't swell.
  • In droughts, a soaker hose a foot or two from the slab keeps the soil from shrinking away. Round Rock's 2022 Stage 1 rules allowed foundation watering on assigned days; check the current stage before you set a timer.
  • Water comes from far away. The city draws mainly on Lake Georgetown, supplemented from Lake Stillhouse Hollow, so drought rules can tighten quickly in a dry year.

If your foundation has already moved, drainage alone may not bring it back. See slab repair and foundation piers.

Part of Nearly Every Repair

When the engineer writes a foundation repair plan, drainage is often in it. That's because piers hold up the section that moved, but the rest of the house still sits on clay that responds to water. Fixing the drainage at the same time:

  • helps protect the repaired section and the parts that weren't piered
  • removes the cause instead of only treating the symptom
  • saves a second round of digging later

We'll price drainage and foundation work together on one quote so you can see the whole picture.

Frequently Asked Questions

Can bad drainage really damage my foundation?

Yes. In expansive clay, uneven moisture means uneven swelling and shrinking, and that's what cracks slabs. Corner downspouts and yards sloping toward the house are two of the most common causes we see.

What is a French drain?

A trench with perforated pipe in gravel, usually wrapped in fabric, that collects water moving through the soil and carries it to an outlet.

Should my downspouts connect to a French drain?

No. Texas engineering guidelines recommend keeping downspouts out of perforated subsurface pipe. Roof water should go in solid pipe to a safe outlet.

How far should water drain away from my house?

The Texas ASCE guidelines recommend the ground slope at least 5 percent away from the foundation for the first 10 feet where practical.

Will drainage fix my foundation?

It can slow or stop early-stage movement and protects a repair, but it won't lift a section that has already dropped. That takes piers or leveling.

Do I need a permit for a French drain?

Typically drainage work alone isn't the foundation repair permit, but we confirm with the city and your HOA, especially for work near property lines or easements.

Should I water my foundation in summer?

In long dry spells, yes, gently and evenly, following Round Rock's current watering stage.
